- Dedham Housing Authority Manages 341 Affordable Housing units alone.
- Dedham Housing Authority also manages 491 Section 8 Vouchers and 40 Mainstream Housing Vouchers
- The housing vouchers can be used for any non subsidized house or apartment that passes the requirements for minimum standards of habitability.
- Dedham also has an extensive number of 40b developments which requires a percentage of units set aside for affordable housing. This includes Jefferson Station and Avalon. Jefferson Station has a fairly high rate of crime.
- A bylaw was recently passed that requires all new developments to have a percentage of apartments set aside for affordable housing which will keep Dedham above the minimum percentage of affordable housing stock required by MA State Law, which is 10%.
There is a concerning initiative in Dedham which very few people understand, and which I will work to stop.
Dedham has 4 bus stations and 2 commuter rail stations. The 4 bus stations run along Washington St. from the Dedham Plaza to Stop & Shop next to the Dedham Mall. Enacted as part of the economic development bill in January 2021, new Section 3A of M.G.L. c. 40A (the Zoning Act) requires that an MBTA community shall have at least one zoning district of reasonable size in which multi-family housing is permitted as of right and meets other criteria set forth in the statute:
Multi-Family Zoning Requirement for MBTA Communities
• Each MTBA community must zone a 50-acre area
• Not more than one half mile from a commuter rail station, subway station, ferry terminal or bus station, if applicable.
• Minimum gross density of 15 units per acre
The zoning for the 50-acre area will most likely be designated in an area of Dedham that is the least densely populated.
